Fixed-term leases are the most common type of rental contracts in Guatemala, providing stability and clear terms for both landlords and tenants. To ensure a smooth rental process, we require prospective tenants to meet specific criteria. This includes providing income verification through the last three months of bank statements, ensuring the tenant has the financial capacity to afford the rent. Additionally, tenants must submit personal information such as their name, DPI (Documento Personal de Identificación) or passport number, mobile number, email, date of birth, nationality, and civil status. We also need to know how many people will be living in the property to ensure it meets occupancy regulations.
Moreover, tenants must provide personal and professional references with contact details to help us assess their reliability and suitability. One unique requirement in Guatemala is the need for a "Fiador," which is similar to a guarantor or co-signer. A Fiador is someone who guarantees the tenant’s obligations, stepping in to cover the rent if the tenant defaults. The Fiador must be a Guatemalan citizen, typically owning property within the country to provide the necessary financial backing and assurance to the landlord (Medellin Living) (Infodeclaraguate).
